It’s officially the season when my phone rings a little more, my open houses fill up faster, and the questions start flowing. I love it. This is what we’ve been building toward all year.
So for this week’s FAQ Friday, I’m pulling straight from real conversations I’ve been having with buyers and sellers across Park Cities, Preston Hollow, Lakewood, and beyond. If you’ve been wondering any of these things, you are not alone.
Question 01
"Is the Spring Market Really as Competitive as Everyone Says?"
Yes, and no. Here’s what I’m actually seeing: inventory is tighter than the numbers suggest because many of the best properties in neighborhoods like Highland Park and Preston Hollow never hit public portals. The buyers competing on Zillow are seeing one version of the market. My clients are seeing a different one. If you’re not working with someone with strong off-market access right now, you’re playing the game with half the cards.

"As a Seller, Have I Already Missed the Best Window to List?"
Not at all, and honestly, this is the question I love answering most. We are in the window right now. Spring peak in Dallas typically runs from mid March through early May, which means you still have time to list strategically and capture serious buyers before the summer slowdown. The families targeting Highland Park ISD and Plano ISD for fall enrollment? They are in active mode today. Don’t wait for “perfect.” Perfect timing is now.

In the luxury market, overpricing is a strategy that almost always backfires, and it backfires loudly. A home that sits develops a story, and that story is hard to rewrite even with a price reduction. My approach is always data driven pricing designed to attract serious buyers and generate competitive offers. In this spring market, a well priced, beautifully prepared home can absolutely see multiple offers. That’s the goal.

"What’s the #1 Thing Sellers Are Doing Wrong Right Now?"
Skipping preparation. In the rush to catch the market, sellers shortcut the prep work, and it costs them. Decluttering, depersonalizing, staging, professional photography, addressing smells and lighting, these are not optional extras. They are the difference between a strong offer and a stale listing. "I’m a Buyer, and I Keep Losing Out. What Should I Do Differently?"
Three things: get crystal clear on your must haves versus nice to haves, make sure your financing is fully buttoned up before you fall in love with a home, and work with an agent who has access to properties before they go public. Off market relationships are more valuable than ever right now. The buyers who win in this market aren’t necessarily the ones with the highest offer. They’re the ones who are ready when the opportunity arrives.

Yes, and I’d say this market actually favors a well prepared relocation buyer. You have genuine urgency, timeline, family, school year, which gives you focus. What you need is a guide who knows these neighborhoods from the inside out, not just the statistics, but the streets, the school corridors, the hidden gems.
