Pull three different reports on Preston Hollow written in the same six months of 2026 and you get three different neighborhoods. Homes.com puts the median list at roughly $1.297 million in July 2026. Redfin recorded a $2.2 million median sale in February 2026. Douglas Elliman's Q4 2025 micro-market report shows an average sale price of $2,613,779 at $564 per square foot.
Those are not typos. They are the same neighborhood, measured in the same market cycle, from three credible sources. The gap is the story.
Preston Hollow is not one market. It is at least three, layered on top of each other under a single name, and a buyer who reads the median without reading the mix will misjudge every offer they make here.
The number that doesn't add up
Preston Hollow covers roughly 12 square miles between Midway Road, Northwest Highway, Hillcrest Avenue, and Royal Lane, larger than Highland Park and University Park combined. Inside those boundaries sit somewhere near 4,600 single-family homes across more than 30 named subdivisions.
Here is what five different data sources published about the same neighborhood between late 2025 and mid 2026.

The reason those figures disagree is not a data error. It is composition. In a month heavy on sub-acre resales in West Preston Hollow, the median lands near $1.3 million. In a month that includes even one or two Old Preston Hollow estates changing hands, the average pulls toward $2.6 million. Redfin's February 2026 report captured a stretch where 30 homes sold, down from 42 the prior year, with days on market climbing from 39 to 81. Thinner months make outliers louder.
A buyer running comps in Preston Hollow is not looking at one market slowing or heating. They are looking at a small handful of independent sub-markets whose sale mix reshuffles every month.
Three price bands, one zip code
Damon Williamson at The Agency Dallas splits the neighborhood into three tiers, and the split matches what appears in the MLS.
Standard Preston Hollow covers sub-acre lots trading between roughly $1 million and $3 million. This is the volume tier, and it is what the portal median usually reflects. It includes much of West Preston Hollow near St. Mark's School of Texas and The Hockaday School, along with updated ranch and traditional homes on DISD-zoned streets that Nitin Gupta's 2026 guide notes can start in the $600,000 to $800,000 range for older, unrenovated stock.
Estate-tier properties sit on one to three acres and trade from about $3 million to $10 million. This is where most of Preston Hollow's genuine luxury activity happens, and where the "average" figures come from. Douglas Elliman's $2.61 million Q4 2025 average is essentially the point where standard and estate volumes meet.
Trophy estates occupy three or more acres and start at $10 million, running past $50 million on the top end. They concentrate along Strait Lane, Park Lane, and Walnut Hill Lane, plus selected addresses in Volk Estates and Old Preston Hollow. Strait Lane, sometimes called Billionaire's Row, has historically included estates from $20 million to well past $100 million.
A buyer told the neighborhood median is $1.3 million and then shown a $6 million listing on Deloache Avenue is not looking at an overpriced house. They are looking at a different tier of the same neighborhood, and the correct comps are two miles away on Crooked Lane or in Crespi Estates, not two blocks away in a 1960s ranch pocket.
The HPISD line and other invisible seams
Most of Preston Hollow is zoned to Dallas ISD. A small southeastern pocket, generally east of the Dallas North Tollway and south of Walnut Hill Lane, falls inside Highland Park ISD. Same neighborhood name on the yard sign, different school district on the deed.
That boundary carries a $200,000 to $500,000-plus premium on otherwise comparable homes, per Nitin Gupta's March 2026 guide. It is one of the cleanest examples of a friction that only surfaces during a transaction. A relocation buyer scanning portal medians has no way to see it. A listing agent pricing an HPISD-eligible home against a broader Preston Hollow comp set will underprice it. A buyer's agent pricing a DISD home against an HPISD comp will overpay.
Lot class draws another invisible seam. A published example illustrates it: 10325 Gaywood Road is a roughly 10,038-square-foot home on 0.82 acres in Mayflower Estates, zoned R-1AC(A) for one-acre single-family use. The comp bucket for that house is not other 10,000-square-foot homes in Preston Hollow. It is other one-acre-zoned parcels with legacy trees and setback depth. Two homes at the same square footage and finish level can trade $2 million apart because one sits on a lot that can be subdivided or rebuilt at scale and the other cannot.
What the portal medians can't see
Texas is a nondisclosure state. Sale prices are not part of the public record, and MLS-reported figures do not include transactions that never listed. Homes.com is explicit that its top-sales rankings exclude off-market trades.
That matters more in Preston Hollow than almost anywhere else in Dallas. The Agency Dallas notes that Strait Lane transactions almost always trade off-market through private networks. Every one of those sales is missing from the portal medians the reader is comparing.
The one high-end June 2026 sale that did surface in MLS shows what the visible tier looks like when a real estate estate moves. A 16,000-square-foot Old Preston Hollow home on 1.44 acres, with a six-car garage, four kitchens, a home theater, and a three-story refrigerated wine room, sold six days after listing. It ranked as the region's highest-priced June sale by list price. Preston Hollow accounted for two of the top five sales in the metro that month.
A neighborhood where the top comps clear in under a week and the visible median is $1.29 million is not slow. It is bifurcated. The estate tier is transacting quickly through private channels. The standard tier is sitting on the market for 60 to 81 days waiting for its buyer. Reporting one number for both misdescribes both.
Reading the neighborhood against what's changing at its edges
The retail and development edges around Preston Hollow shape buyer psychology more than they shape lot values, but they are worth reading before signing on a specific block.
At Walnut Hill Lane and Central Expressway, Preston Hollow Village continues to fill in. The 42-acre mixed-use project is anchored by Trader Joe's and now includes Centrale Italia, the December 2025 opening from Patrick Colombo's Restaurant Works with chef Matthew Antonovitch running the kitchen. Modern Market, Jinya, and Blue Sushi remain among the retail tenants, with additional restaurant space marketed around new outdoor green space designed by the Office of James Burnett, the same landscape architect behind Klyde Warren Park.
Preston Royal Village added Palladino's Steak & Seafood, a nearly 10,000-square-foot restaurant from Joseph Palladino, whose earlier work includes the founding team at Nick & Sam's. It opened in April 2026 as the concept's second location after Grand Central Terminal in New York. At the Plaza at Preston Center, Maman opened in early 2026 in the former Trova Wine + Market space at 4004 Villanova, the New York-based café's first Texas location.
The bigger question mark is on the south side. Burk Interests and Greenway Investment Company have proposed a $650 million to $800 million mixed-use project at the southwest corner of Preston Road and Royal Lane, on the site where two-story medical office buildings stood before the October 2019 EF-3 tornado. The current version includes a 28-story hotel, a 24-story condo tower, and office and dining space, seeking a planned development district that would allow structures up to 325 feet, against the current 54-foot limit. A neighborhood group organized as Preserve Preston Hollow has formed to oppose the height. No hearing date has been set at the City Plan Commission as of the NBC 5 DFW coverage from April 2026.
For a buyer choosing between two comparable homes, one within walking distance of the Preston-Royal corner and one deeper into the estate section, the pending zoning fight belongs in the decision.
A few questions this raises
Which sub-enclave's numbers should I actually be running comps against?
Whichever one contains the lot you are pricing, at the same lot class and zoning designation. A West Preston Hollow ranch and a Crespi Estates gated custom are not comparables in any useful sense, even when they share a zip code. Preston Hollow East, according to Redfin's November 2025 data, was running a $3.5 million median sale price at $634 per square foot, up 37.3% year over year. That is a different market from the broader Preston Hollow number in the same report.
How much of what actually trades will I ever see on a portal?
Enough to price the standard tier reasonably well. Not enough to price estate or trophy properties. Off-market volume concentrates in exactly the segments where accurate comps matter most and public data is thinnest.
Does the Preston-Royal proposal actually affect values today?
Not the buildings themselves, no. The uncertainty around what gets approved does affect how careful a buyer should be about the blocks immediately south and west of the intersection. It is a live zoning case, not a done deal, and the timeline is measured in years.
Working the number, not the median
Preston Hollow rewards buyers and sellers who price a specific address, not a neighborhood. The lot class, the school-district line, the sub-enclave, the private-market volume above it, all matter more than the figure a portal quotes on the summary page.
